Commercial lease CAM audit
Your lease says what your landlord may charge for common area maintenance. CamGuard checks the year-end statement against it, line by line, and shows you every difference with the lease clause beside it.
Check the statement
Line by line, against the lease.
Your share, excluded costs, management fee limits and caps, recalculated from your own lease.
What it does
- Reads your commercial lease and its amendments, and your landlord’s year-end CAM reconciliation
- Recalculates what the lease allows: your share of the building, costs the lease excludes, management fee limits, and caps on controllable costs
- Shows each difference with the lease clause and page it rests on, so you can check it yourself
- A person confirms every lease term before it is used, and nothing is calculated from a term that has not been confirmed
- Prepares a plain written request to your landlord for the supporting records, for you to read and sign. CamGuard does not send anything for you
- Tracks your dispute deadline, as the lease states it
- Not legal advice, and it does not replace reading your lease. Some checks, such as occupancy gross-ups and base-year leases, are not covered yet
How a difference shows up
An example with made-up numbers. Real leases and statements differ, and some statements have no differences at all.
The lease says
- Your share is 4% of the building
- Capital expenditures are not chargeable
- The management fee is limited to 5% of the costs it may be charged on, not including taxes
The statement billed
- A share of 4.5% on every line
- A $40,000 roof replacement among the costs
- An $18,000 management fee
CamGuard shows the difference
- Each point is tied to the lease clause and the statement line it comes from
- A person confirms the lease terms first
- You read it before anything is sent
The difference in this example: $3,585
- A cost the lease does not allow: $1,800
A $40,000 roof replacement was billed as an operating cost, but the lease excludes capital expenditures. - The wrong share of the building: $1,215
The statement used 4.5%; the lease share is 4% (2,000 of 50,000 square feet). - A management fee over its limit: $570
An $18,000 management fee was billed; 5% of the costs it may be charged on is $3,750.
This example was worked out by CamGuard's calculation on the made-up figures shown. It is not a customer result and not a prediction of what any lease will show. Parts of a statement, such as whether each cost was really incurred, need the landlord’s own records to check.
